My solution:

I was thinking about it, and tried to regex it all out, eventually kind of gave up as I was stuck with the street names. Other solutions provided where they would find a street name and replace with ~ seem to be most dynamic ones, and would recommend using that one. anyhow here's my solution

Saw a hint from another user about trying a Find and Replace, and that helped me out a lot.

Very static approach but hey ho it gets the job done :)
