It didn't occur to me that you can summarise a single polygon using combine?! That doesn't seem intuitive; I'll blame this on today being a Friday? 😂. .. definitely took the long route for this one haha!

 

It appears the output given in the start_file is incorrect. I think they gained the answer using a buffer spatial tool, and thus the overall area is slightly larger than it should be? See pic below.

This was interesting to work on! I used multi row formula to sort the data sequentially then proceeded with spatial analysis.
